Ohio’s largest PACE transaction
Served as PACE counsel on the $16.3 million refinancing of a construction loan. The project funds eligible upgrades to a hotel near The Ohio State University campus in Columbus, Ohio. Energy efficient improvements include upgrades to the lighting and the building envelope.
Energy generation facility counsel
Represent Apex Power Group before the Ohio Power Siting Board (OPSB) for the proposed Guernsey Power Station, a 1650-megawatt, natural gas-fired energy generation facility. In 2017, the project received approval to construct and operate the facility. Our team continues to provide substantial regulatory, legislative, tax, permitting and real estate counsel. In addition, we resolved issues involving interconnection with the local transmission company and the Ohio Department of Natural Resources.
30-day hotel loan deal closing
Represented a bank in a hotel loan deal in which it was extremely important to the bank's customer, the borrower, to close the deal in less than 30 days. As our team dug into the diligence, it became clear that this deal was significantly more complicated than it was initially described by the borrower. However, despite the tight turnaround and roadblocks, the deal closed on time.
International manufacturer facility in central Ohio
Retained by an Italian-based company to provide all legal services in the construction and development of a 1.4 million-square-foot manufacturing facility in central Ohio. One of the main aspects of the site selection involved the environmental conditions of the site and environmental permitting issues in the project’s development. In this engagement, the firm assisted with various real estate, environmental and tax matters, including the negotiation of a variety of easements. The PUCO has approved energy efficiency rebates for the company’s combined heat and power systems which will result in significant cost savings and operational benefits.
Retirement and memory care construction financing
Represented a lender in connection with an $18.5 million construction loan for a retirement and memory-care facility. This deal involved participation from another financial institution.
Shopping mall acquisition
Represented a national lender in connection with a $24 million acquisition loan for a 730,000 square foot shopping mall in Massachusetts.
Retail shopping center redevelopment
Represented a national lender in connection with a $18.5 million refinance and redevelopment facility for a 227,000 square foot shopping center.
Port authority bond financing for mixed-use development
Represented a national lender in connection with a $50.4 million construction loan for a mixed-use development. This deal involved port authority bond financing.
Industrial manufacturing facility construction financing
Represented a lender in connection with a construction loan for an innovative industrial manufacturing facility. This deal involved a Small Business Association loan contribution.
Mixed-use development construction financing
Represented a lender in connection with $42.3 million construction financing of 261-unit apartment complex, including 31,000 square feet of retail space and 4-level structured parking garage.
$42 million office and apartment project
Represented a lender in providing debt capital for the construction completion and lease-up of an office and apartment project.
